Commissionability Reviews

Setting building services up for successful commissioning.

Commissioning input is most effective when introduced at the earliest possible stage of a project. Commissionability reviews can be undertaken at various stages of the design and construction process, providing opportunities to identify potential issues before they affect installation, commissioning or project delivery.

Ideally, a Commissioning Manager or Independent Commissioning Agent (ICA) is engaged during the developed design stage to review the proposed building services design from a commissionability perspective. This includes assessing whether the appropriate components have been specified, whether any necessary components have been omitted, whether they are suitably located, and whether their size and type are appropriate for their intended purpose.

Identifying design deficiencies at this stage allows changes to be incorporated before the tender process, helping ensure all tendering parties are pricing a consistent scope of work. This reduces the potential for discrepancies, unexpected variations and costly remedial work later in the project, when resolving such issues may be impractical or disruptive.

HVAC Commissioning provides commissionability reviews across all building services, helping identify potential design issues and improve system readiness for installation and commissioning.

Where a design-stage review has not been undertaken, HVAC Commissioning can also be engaged by the Mechanical Contractor following contract award, ideally before installation has progressed significantly. By reviewing the latest project drawings, we can identify system deficiencies, design shortfalls and other potential issues while there is still an opportunity to address them before installation is completed and systems are ready for commissioning.

Early identification and resolution of these issues helps minimise rework, avoid unnecessary costs and reduce the risk of project delays. This is particularly important during the final stages of construction, when rectifying system deficiencies can place significant pressure on the Mechanical Contractor and the overall project program.
